Client:
Hanscom Air Force Base (AFB) – Youth Center (Building 1999) and Fire Station (Building 1721).
Project Overview:
This project involves the repair and installation of radon mitigation systems at Youth Center B1999 and Fire Station B1721 located at Hanscom Air Force Base (HAFB). The work includes pre-mitigation testing, diagnostic analysis, installation, post-mitigation testing, verification, and final turnover.
The systems will be designed and tested in compliance with ANSI/AARST MA-MFLB 2023 standards for multifamily and large buildings. The overall objective is to ensure airtightness, system efficiency, and regulatory compliance, while maintaining safe building conditions and minimizing disruptions.
Key Scope Highlights:
-
Pre-Mitigation Testing:
-
Radon testing of ground-contact areas and 10% of upper-level rooms.
-
Includes duplicate, blank, transit, and spiked samples.
-
Testing kits provided by AccuStar Professional Radon Laboratory Services.
-
-
Diagnostics:
-
Pressure Field Extension (PFE) testing to determine sub-slab permeability.
-
HVAC impact evaluation on building pressure.
-
-
System Installation:
-
Mitigation system designed and installed based on diagnostics.
-
Adjustments allowed if site conditions require modifications to the initial SOW.
-
-
Post-Mitigation Verification:
-
Repeat testing using ANSI/AARST protocols.
-
Verification of suction, airflow, and airtightness.
-
-
Documentation & Closeout:
-
Submission of as-built drawings, O&M manuals, test reports, and manufacturer warranties.
-
Final walkthrough, punch list resolution, and system turnover to the Government.
-
Achievements:
-
Compliance with National Standards: Adheres to ANSI/AARST MA-MFLB 2023, NRPP-certified protocols, and OSHA safety requirements.
-
System Reliability: Ensures radon mitigation systems are fully operational, airtight, and effective.
-
Transparency & Reporting: Comprehensive radon test documentation and reporting for Government review.
-
Safety & Environmental Readiness: Includes spill response readiness aligned with Hanscom AFB’s Spill Prevention and Response Plan (SPRP).
-
Coordination: Continuous collaboration with building representatives and contracting officials to ensure efficiency and quality.
Challenges Addressed:
-
Radon Exposure Risks: Identifying and mitigating radon in ground-contact and high-risk areas.
-
Structural Constraints: Conducting PFE tests and drilling with minimal disruption and safety oversight.
-
System Design Variability: Adapting mitigation design to site-specific diagnostic results.
-
Environmental Safety: Compliance with hazardous material handling, disposal, and spill response protocols.
-
Operational Continuity: Performing work during active facility operations without disrupting base activities.
